Munters Group
Munters Group partnered with Construction Operations Group to provide Owner’s Representative services for the construction of their new manufacturing facility and North American headquarters in Amesbury, Massachusetts. The project included extensive sitework, utility upgrades, new office space, and a significant manufacturing equipment fit-out. The 430,000 square foot, net zero facility was designed to support advanced manufacturing operations and long-term growth.
COG provided operational oversight and leadership from early planning through project closeout, maintaining clarity, accountability, and consistency throughout delivery.

The Challenge
The project was delivered on an accelerated timeline, requiring a design-build delivery approach. Construction of the base building progressed while the Munters team was simultaneously designing and finalizing manufacturing systems and processes. This overlap required critical decisions to be made before all manufacturing requirements were fully developed.
Coordinating building systems, utilities, and infrastructure to support evolving manufacturing needs introduced added complexity and risk. Maintaining schedule momentum while managing incomplete design information required disciplined oversight, clear decision-making, and careful alignment between the developer, design team, contractors, and Munters’ internal stakeholders.
COG’s Approach
COG served as Munters Group’s Owner’s Representative throughout the project lifecycle, providing leadership, coordination, and oversight in response to the project’s accelerated schedule and overlapping design and construction activities.
COG focused on maintaining financial and schedule discipline while guiding constructability decisions and managing the integration of manufacturing equipment within the base building. Through continuous oversight and coordination, COG helped align evolving process requirements with building systems, infrastructure, and construction sequencing, while managing quality, closeout, and final delivery.
The Outcome
The project was completed in May 2025, meeting Munters Group’s schedule objectives despite the complexity of overlapping design and construction. COG’s involvement helped translate evolving manufacturing requirements into a cohesive, fully integrated facility aligned with the client’s operational goals and original vision.
